Magnolia Restorations

Can you find the four places in this home renovation where new foundation was required? Can you spot the difference between old and new brick? Hopefully the answers to these questions are not gawkingly obvious when integrating your addition to your original home.

Additions

At Magnolia Restorations we understand that undertaking a significant addition (or two) to an already existing home is usually far more complicated than the majority of today’s new construction projects. Higher attention to construction materials (matching and replicating style of existing home) and methods (realistic, affordable options to solving myriad pre-existing conditions) is a prerequisite that many companies focusing on new construction simply can not provide within their normal course of operations.

Many clients use Magnolia’s Full Scope Owners’ Agent services to assist from start (concept, initial scope and design) to finish (move in!) on their projects. Others just use us as a “second set of eyes” to augment the work of their existing renovation team or to get competitive pricing. Still other clients use Magnolia’s services in an advisory role throughout their project, to coach them (and act as insurance of a job well done) as they act as their own project manager on their home renovation projects.

Magnolia Financial Tip:
The Larger the Addition, The Greater the ROI
Said another way; small additions do not make for small costs. Whether you are bumping out your home by six feet or 5 times that amount, the smaller addition still requires most of the complications found in larger additions: tie in to existing roofs and basements/foundations, extending mechanicals, matching or complimenting existing interior and exterior finishes, and the like. The actual savings from less square footage is really nominal. In fact the more miniscule your addition, the more astronomical are your costs per square foot. So, if you are going to add on, increase your Return On Investment (ROI) by adding the maximum area that land, budget, regulations and reason will allow.
